4 THINGS TO KNOW FOR LA RENTERS IN 2026
February 1 is the most common date for rent hikes in LA, and people across District 13 are feeling the affordability crunch — so we wanted to share four key things renters should know this year.
- 💸 Rent Hike Limits
The maximum allowable rent increase for rent-stabilized units in LA is 3%.
For apartments that aren’t rent-stabilized, the maximum legal increase is 8%.

- 🛑Eviction Protections
Landlords are NOT allowed to evict tenants who owe less than one month’s rent. This gives renters who are struggling a little breathing room before being forced out of their homes.
We passed this law back in 2023 along with Just Cause eviction protections – which prevents tenants from being evicted through no fault of their own.
- 🧊 Fridges in Apartments – Finally!
One notorious quirk of living in LA is now no more!
As of January 1st, AB 628 requires all rental units to include working appliances – including refrigerators! This should give tenants some peace of mind so they can spend their Facebook Marketplace time searching for furniture, not fridges.
- 🏠 Immigration Harassment is ILLEGAL
Under both City and State law, landlords cannot ask about your immigration status or threaten to call ICE in response to rent or tenancy disputes.

We seconded a motion yesterday from Councilmember Adrin Nazarian demanding accountability for Mehmet Oz’s racist and harmful attacks against the Armenian community. His recent comments used ethnic and linguistic profiling to smear Armenian-owned small businesses — leading to real economic harm and fear in our neighborhoods.
The motion directs the City to assess the civil rights and economic impacts of these statements and calls on Los Angeles to formally join the State of California’s civil rights complaint.
